1. What identity checks are carried out?

You will be required to provide verification of Identity in order to qualify to apply for any of our rental properties.

We will require:

  • Photographic Identification - Drivers Licence/Passport/Voter Identity Card
  • Proof of Residency - Utility Bill or bank statement showing your name and current address and dated within the last 6 weeks
  • Details for 2 character referees - landlord/employer/professional who knows you on a personal level for over 3 years

2. Do I have to pay a deposit and will I get my deposit back?

Yes all tenants will be required to pay a deposit upfront to rent any of our available properties. The deposit is the equivalent of one months' rent. The deposit will be held within the Tenancy Deposit Scheme for the duration of your tenancy. The deposit will be returned in full if the landlord/agent is satisfied that the tenants are not in breach of any obligations within their tenancy agreement, all rent is paid up to date and the property has been maintained to a suitable standard. In the event of any damage/repairs/cleaning/loss of rent etc the landlord will be entitled to deduct any costs incurred from the deposit monies.

3. What references will I need?

All applications are subject to reference checking. On our application forms we request details of 2 referees per applicant. This can be a current or previous employer or landlord. Please provide accurate contact telephone and email addresses so that we can contact them directly for the reference. Any delays in receiving the references back may result in a delay in moving into the property or could ultimately prevent acceptance of your application.

4. Can I decorate my home?

If it is your intention to carry out any work to the property, you must ensure you seek prior approval. Please contact us before commencing any work.

5. What notice period must I provide my landlord / agent?

You must provide us with a minimum of 4 weeks /1 months' notice if you wish to quit your property.

6. Am I allowed pets?

This is entirely at the discretion of the landlord, however if you wish to keep a pet at your property, you must seek permission to do so. Keeping a pet without prior permission will mean that you are in breach of your tenancy agreement.

7. Do I require my own insurance policy?

Yes. Your landlord's insurance policy will be a buildings only policy. It is your responsibility to provide cover for your contents with your own personal policy. If you require a quote for contents cover, please contact us.

8. Can the landlord/agent access the property at any time?

No. The landlord or ourselves must give you prior notice and agreed consent to access the property.

9. What are rental inspections?

The primary reason a rental inspection is carried out is to evaluate the overall condition of the property, checking specifically that everything is in good working order and the property is being maintained to a reasonable standard both internally and externally. Every attempt will be made to arrange a time suitable to you to inspect the property. We will provide a minimum of 24 hours notice prior to a rental inspection being carried out.
